How does this all work?
Bottom line: We
do all the hard work so you don't have to.
WE:
- Find the homes
- Manage and pay for
all the repairs
- Make sure your
working with trusted and knowledgeable lenders
- Find the tenants
YOU approve of
- Place those
tenants (all that nasty paperwork is OURS to do)
Yes, that sounds like
we do it all, but you do have to be employed (self or
otherwise), have moderate or better credit (in other
words be credit worthy or purchase with cash) AND be
willing to add a new asset to your collection with
little to no time and in most cases with NO MONEY DOWN!

(Don't worry, we will remember all the steps for you):
- First and
foremost, we talk. I find out your goals (if
you know them, if not, don't worry, most first time
investors are not really sure they are just nervous
about buying their first or second home) and we get
to know each other and answer all the questions you
might have.
- If we both agree
that we want to move forward after our initial talks
(that might be one conversation or ten!) then we
have you talk with a mortgage company (unless your a
cash buyer) that really understands the buying and
selling of rental properties and have them
"pre-approve" you for the type of loan you desire.
30year fixed, ARM, Interest Only, NO MONEY DOWN!,
whatever you desire, they can find the right
financing options for you.
- Once we have a
good idea of what it is your looking for, or how we
can help you be successful AND you have been
pre-approved by a mortgage company, we start looking
for the home(s) that will be perfect for you based
on our conversations. While we do that, you
get on with your regular routine...that's right, we
do all the work!
- One we find a home
(or homes) that meet YOUR criteria, we will take
photo's of the interior and exterior, even across
and up and down the street. We want you
to see everything! We will build a website
(like the ones you can see in the
'Examples' section) and
then you can "see" your home. We will go over
the estimated financials, a partial list of work to
be completed on the home.
- If you like what
you saw online, then we will set up a day/time for
you to see the home if your local. If you live
out of state, no worries, many of our investors live
out of state and they all have said that seeing the
websites is as good as being there! Although,
this rarely happens, if you don't like what you see
online, then no worries, we will find out what you
don't like and keep looking!
- If the home needs
any repairs (and most do) our crews dig in and get
the work done for you. You don't have to find them,
hire them, pay them, manage them, NOTHING! We
take care of it all!
- We fill out some
standard paperwork and the mortgage company handles
ALL ASPECTS of obtaining the loan that you picked
out.
- When the repairs
on the home are complete, we send in the Property
Manager who advertises the home, puts up signs,
talks to potential tenants, meets with them (also,
plays phone tag, shows up for meeting after meeting
that the potential tenants never show up for and
deals with all the headaches of renting properties
SO
YOU DON'T HAVE TOO!)
- Once a few good
tenants have been found, you will see their
application, have a chance to talk to them, meet
with them, run any necessary checks you want and YOU
DECIDE IF THIS IS THE PERSON YOU WANT LIVING IN YOUR
ASSET!
- One a tenant is
found, we take care of all the paperwork for you:
The lease, application, move in-out checklist, the
water affidavit, gas/electric name switch, security
deposit, and any Section 8 paperwork if it is a Sec.
8 tenant. Any and all paperwork that needs to
be done, will be done and again, we do the work SO
YOU DON'T HAVE TOO!
